Unlike many of Cancún’s public beaches, this is a private seaside community designed for residents and guests, and it is not intended to function as a public beach accessible to all visitors.

Puerta del Mar features luxury residences, condominiums, and beachfront vacation apartments with security, controlled access, and premium oceanfront amenities. Among the best-known developments within the community are Luxury Oceanfront Condo Amara and Dreams Vista Cancún Golf & Spa Resort, both offering residents and guests spectacular views of the Caribbean Sea and Isla Mujeres on the horizon.

The beach in front of Puerta del Mar is primarily enjoyed from within the community itself, with direct access from common areas, swimming pools, palapas, and recreational spaces. This creates a peaceful and private atmosphere that is difficult to find along Cancún’s busier beaches, blending residential living with the Caribbean vacation lifestyle.

A Coastline with a Private Feel

The shoreline at Puerta del Mar is generally perceived as a private beach for residents and guests of the community. However, under Mexican law, the coastal zone remains public property up to the high-tide line. Even so, pedestrian and vehicle access is typically restricted through security checkpoints and controlled entry, helping preserve the area’s exclusive and tranquil character.

As a result, unlike public beaches such as Playa del Niño or Playa Langosta, it is uncommon to see general visitors freely accessing the beach from Puerta del Mar. The experience is primarily centered around those who live in or stay at the luxury condominiums and resorts within the community.
